Egypt’s Ministry of Housing is preparing to launch its largest housing offering of the year, with a total of 400,000 units planned for 2026 in an effort to meet growing demand and provide competitively priced alternatives amid rising private‑sector real estate costs.
The rollout will take place in phases. The first phase, scheduled for January 2026, will include 58,312 units in several new cities. A second phase in April will add 48,656 units, with additional offerings continuing throughout the year to reach the full target.
Mai Abdel Hamid, head of the Social Housing and Mortgage Finance Fund, said the official announcement will be issued in the first quarter of 2026. She noted that the timing depends on completing the review of applications from the November offering to ensure transparency and accurate allocation.
The new program targets three main groups: low‑ and middle‑income households through the “Housing for All Egyptians” initiative, which offers subsidized mortgage terms; and upper‑middle and high‑income buyers, with unit prices starting at 10,000 Egyptian pounds per square meter depending on location and project type.
Based on 2025 offerings, unit sizes ranged from 75 to 150 square meters, with prices between 400,000 and 1.2 million pounds in projects such as Sakan Misr, Dar Misr and Jannah.
The ministry said all units will be delivered fully finished, with long‑term payment plans available through low‑interest mortgage financing for up to 20 years. Applications will be submitted exclusively online through the Digital Egypt portal or the Social Housing Fund’s website, beginning with account registration, payment of reservation fees at post offices, and uploading required documents.
Officials say the large‑scale offering aims to stabilize the housing market and expand access to affordable homes amid rising private‑sector prices.
