Turkey home sales fall 7.8% in November

Home sales in Turkey fell 7.8% in November compared with the same month last year, totaling 141,100 units, the Turkish Statistical Institute said Tuesday.

Istanbul recorded the highest number of transactions with 24,234, followed by Ankara with 12,706 and Izmir with 8,540. The provinces with the fewest sales were Ardahan with 78, Bayburt with 131 and Artvin with 152.

From January to November, overall home sales rose 13.3% year‑on‑year to 1.43 million.

Sales to foreign buyers declined 9.7% in November to 1,943 units, accounting for 1.4% of total transactions. Istanbul led with 728 sales, followed by Antalya with 662 and Mersin with 157. Russians purchased the most homes at 310, ahead of Ukrainians with 159 and Germans with 151. Foreign sales in the first 11 months dropped 11.1% to 18,993.

Mortgage‑backed sales slipped 1.4% in November to 21,499, making up 15.2% of the total. For the January‑November period, mortgage sales surged 53.5% to 207,519.

Other home sales fell 8.8% in November to 119,601, while first‑time sales dropped 5.4% to 46,589. Second‑hand sales decreased 8.9% to 94,511. Despite the monthly declines, both categories posted gains in the first 11 months: new home sales rose 8.9% to 444,096, and second‑hand sales climbed 15.4% to 990,037.
