Cyprus Building Permits Rise 10.7% in April as Housing Boom Continues

The number of building permits issued in Cyprus rose 10.7% in April 2026 compared with the same month a year earlier, reaching 639, the Cyprus Statistical Service (CYSTAT) reported. The total value of the permits reached €413.0 million, covering a combined area of 335,300 square meters.

The permits are expected to result in the construction of 1,728 residential units.

For the January-April 2026 period, 2,915 building permits were issued, up 35.1% from 2,157 in the same period of 2025. The total value of permits rose 46.1%, while the total area covered increased 45.5%. The number of residential units authorized jumped 65.0%.

By project category for January-April 2026, permits for residential buildings rose 33.6% to 2,154, non-residential buildings increased 4.9% to 255, and civil engineering projects grew 36.0% to 170. Permits for land subdivision rose 72.0% to 270, while road construction permits more than tripled, up 230.0% to 66.

By area, residential building space expanded 66.9% to 1.23 million square meters for the four-month period, while non-residential space fell 46.4% to 100,562 square meters. Civil engineering project area surged 844.7% to 17,231 square meters, driving total permitted area up 45.5% to 1.35 million square meters.

By value, residential building permits rose 66.6% to €1.43 billion for the January-April period, while non-residential permits fell 36.6% to €144.0 million. Land subdivision permit values doubled, rising 100.0% to €18.2 million, and road construction permit values rose 113.8% to €3.3 million.

Among residential unit types authorized in the four-month period, apartment buildings saw the sharpest rise, up 85.9% to 5,184 units, followed by mixed-use apartment buildings, up 79.6% to 291 units. Single-family homes rose 23.3% to 1,237 units, and semi-detached homes increased 14.2% to 419 units, bringing the total to 7,131 residential units, up 65.0% from 4,321 a year earlier.

CYSTAT noted that as of July 1, 2024, authority for issuing building permits shifted from local municipalities to newly established District Self-Government Organizations, with applications now processed electronically through the “Ippodamos” information system.
