Average Apartment Price in Malta Hits €414,000, Up €40,000 in a Year

A national study showed Malta’s property prices continued to climb in 2025, with the average apartment now costing €414,000 — an increase of €40,000 in just 12 months.

Commentators say affordability is worsening as property prices rise faster than wages, urging serious investment in infrastructure and keeping national interest at the center of decision‑making.

The survey found single buyers near age 30 can afford only 3.1% of available properties.

Those over 30 earning about €40,000 annually can afford 41.8%. Couples with a combined income of €51,000 before tax can afford 78.7%.

Apartments and penthouses dominated transactions in the first half of the year, accounting for 71.3% and 15.1% respectively.

Apartment permits rose 9% and are expected to increase another 2% by year‑end.

The average penthouse price has now surpassed €550,000.
